Description
The United States Government currently occupies approximately 4,429 contiguous rentable square feet of office and related space in a buiilding under lease in Austin / Mower County, MN, that will expire September 30, 2009. The lease term requirement is five years. The Government intends on exercising a (5) year renewal option at this location. The space must be available by October 1, 2009. The delineated area is bounded as follows: North-Country 45 and I-90 East-Cty 58 South-Oakland, Cty 45 and Cty 3 West-I 90 / 218 N. Other applicable requirements include: - Full-service lease (all utility, services, maintenance costs included in rent) - Parking – 50 on-site paved parking spaces in a lot under Lessor’s control The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement and market survey as a basis to develop a cost-benefit analysis to determine whether to exercise its renewal option to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
