Description
The United States Government currently occupies approximately 3,825 contiguous rentable square feet of office and related space in a building under lease in Sparta, Wisconsin, that will expire September 30, 2009. The space must be available for occupancy by October 1, 2009. The lease term requirement is five years. The Government intends on exercising a (5) year renewal option at this location. The delineated area is bounded as follows: North-State Hwy 16 to State Hwy 27 East-State Hwy 27 South-River Rd West-Terry Ct Other applicable requirements include: - Full-service lease (all utility, services, maintenance costs included in rent) - Parking – 12 on-site paved parking spaces in a lot under Lessor’s control The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement and market survey as basis to develop a cost-benefit analysis to determine whether to exercise its renewal option to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address, and location of space in the building. 2. Rentable Square feet offered and rate per rentable square foot (specifying services and utilities included) 3. ANSI/BOMA Usable Square Feet and the Common Area Factor. 4. Contact Information for Owner or Authorized Agent. This Is Not A Solicitation For Offer, Nor Is This A Request For Proposal.
