Description
The United States Government is seeking to lease approximately 2,530 contiguous rentable square feet of office and related space in Sacramento, CA. The rentable space must yield a minimum of 2,200 contiguous ANSI usable square feet. The 2,200 contiguous ANSI usable square feet consists of 500 square feet of office space, 300 square feet of laboratory space, 300 square feet of refrigerator room, and 1,100 square feet of storage/warehouse space. The lease term requirement is for 7 years/5 years firm. The following is the delineated area: West - Howe Ave, Arden Way, Capital City Freeway, Auburn Blvd East - Norris Ave, Edison Ave, Eastern Ave North - Edison Ave South - Fair Oaks Blvd Other applicable requirements include: •Three (3) reserved and designated parking spaces are required for government vehicles. Parking must be accessible by either a ramp or loading dock with a roll-up door; •Laboratory space and refrigerator room must be confined by walls; •All necessary plumbing will be provided according to regulation (includes plumbing for deionizing water system, 4 laboratory sinks and acid-waste disposal capabilities, 1 fume hood sink, 2 restroom sinks, 2 toilets, emergency eye-wash and emergency shower). •Appropriate ventilation duct work will be provided and installed according to regulation (includes air-conditioning and special requirements for fume-hood ventilation). •All flooring must be industrial-grade linoleum or other resilient material; •All rooms must have return and supply for HVAC; •Space must have two (2) restrooms, (1) each for men and women; •Space must have at least two access doors, one of which must be 42”, or wider, to accommodate storage carts. One emergency exit is also required. •Space must be on ground floor; •Fully-serviced; •Class “A” Building preferable; •The agency shall have access to their space 24 hours a day, 7 days a week; •Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative.
