Description
REQUIREMENT: The United States Government seeks to lease approximately 10,553-11,132 Rentable Square Feet (RSF) of space to yield between 9,989 and 10,436 Useable Square Feet (USF) of contiguous Class A high-quality office space Milwaukee, Wisconsin. Said space shall be in a secure building and meet applicable federal, state and local codes and have the potential for efficient layout. In addition to the rental costs the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. DELINEATED AREA: The space will be located within the following delineated area boundaries: North – Juneau Street; West – North 6th Street; South – Clyburn Street; East – Lincoln Memorial Drive. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, 7 days per week. In addition, the Government requires twenty (20) structured parking spaces to be included during the rental term. The Government prefers for the building to be near inexpensive and moderately priced fast food and/or eat-in restaurants as well as other employee services such as retail shops, cleaners, and banks. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 5 years, 3 years firm. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward information by 5:00 pm CDT, June 30, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
