- This is a modification of previously posted ad (5PA0254). The square footage of the requirement has increased as shown below: *************************************************************************************************************** The U.S. Government is interested in leasing approximately 6,606 rentable square feet (at least 5,505 ANSI/BOMA Office Area Square feet) of contiguous office space. The space must meet requirements for fire and life safety plus handicapped access in accordance with ABAAS. Occupancy is desired immediately or as soon as space can be built out per Government specifications. LEASE TERM: TEN (10) years, FIVE (5) years firm term. DELINEATED AREA: Jersey City, NJ as described by the area below (Map available upon request): NORTH: From the Holland Tunnel, West along 12th Street/NJ Turnpike to the intersection of Newark Avenue. West on Newark Avenue to the intersection of Tonnele Avenue. WEST: South on Tonnele Avenue to John F. Kennedy Blvd. South on John F. Kennedy Blvd to the intersection of Comminipaw Avenue. SOUTH: East on Comminipaw Avenue to Grand Street. East on Grand Street to NJ Turnpike. South on NJ Turnpike to Johnston Avenue/Audrey Zapp Drive. Audrey Zapp Drive to the Hudson River. EAST: Hudson River EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN APRIL 30, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Block and Lot 3)One-eighth inch scale drawing of space offered. 4)ANSI/BOMA defined Office Area Square Feet 5)Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
