- REQUIREMENT: The U.S. Government is seeking to lease approximately 6,447 Rentable Square Feet to yield approximately 6,101 ANSI/BOMA area square feet of office and related space in North Seattle, WA. Contiguous space on a single floor located on the ground level will receive first consideration. Space must be situated within the area delineated by the following boundaries: North:North 145th Street West:Greenwood Avenue North South:North 125th Street East:Meridian Avenue North The site should be within a safe and convenient walk of no more than two blocks to secure parking for visitors and within five blocks for employees. Site must be within two blocks of access to public transportation. Space must meet the Federal Government’s standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space in a professional building, fully serviced and altered to Government specifications, is required to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of rental consideration. Award on new space will be determined by best value and not low bid. Lease term is 10 years, 5 years firm. Two priced renewal options for additional 5-year periods will be requested. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:30 PM EDT, June 19, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent.
