- The United States Government seeks to lease office space consisting of approximately 6,141 rentable square feet in Newport Beach, CA within the following delineated area: North: 405 Freeway South: Pacific Coast Highway East: Jamboree Road West: Redhill to Santa Ana Avenue to East 17th Street to Westcliff to Dover The space should yield between 5,340 to 5,874 ANSI/BOMA office area square feet and provide at least enough parking spaces to meet the local code requirement. The proposed lease is for 10 years, 5 years firm and should be fully serviced. The space will be used by the International Trade Administration & Bureau of Industry and Security (ITA & BIS) to house personnel, furnishings, and equipment. ITA will occupy approximately 3,000 ANSI/BOMA office area square feet and BIS will occupy approximately 2,340 ANSI/BOMA office area square feet. It is ideal for ITA and BIS to be in close proximity within the building, however the two agencies do not need to be contiguous in the building because there will be a demising wall between the two agency's spaces. The space must be in an office building and section of the city that is professional in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a 100 year flood plain.
