Description
Requirement: The United States Government currently occupies 25,283 rentable square feet of office and related space in a building under lease at 11800 TECH Road, Silver Spring MD 20904 in Silver Spring, Maryland, that expires on October 1, 2010. The Government has a five year option remaining at this location. The Government has a requirement for an additional 28,925 contiguous rentable square feet of office and related space. The total rentable space must yield a minimum of 54,208 contiguous ANSI/BOMA office area square feet. The delineated area is the area of Great Falls Road to Wotton Parkway to Viers Mill Road to Randolph Road to Cherry Hill Road to Power Mill Road—North, Baltimore Washington Parkway—East, Route 193 to new Hampshire Avenue to Missouri Avenue to Military Road to Western Avenue to River Road—South, and Falls Road to Great Falls Road—West. Other requirements applicable to this requirement include: Freezers: The 30 freezes to be housed in the space are 10 feet tall, 30 feet wide and 30-34 feet deep, the freezers have the following requirements: •Must accommodate 10 feet overhead clearance between freezer tops and ceiling to permit maintenance and other access. •Freezer area ceiling height minimum required, of 14 feet at the existing facility, but all other locations, a ceiling height of 18 feet or greater is preferred. •The require floor load for each freezer is 28,000 lbs. •Unique sprinklers requirement for each freezer will have a dry pipe sprinkler system inside that will need to be attached to the building’s water sprinkler protection system. •2-- 10 horse power compressor are required per freeze anticipated power requirements is 1,480 amps (220V/3 phase) Electricity: The facility must have both 110V and 220V available. The freezers are mainly 3 phase 220V. Each freezer requires @60amps, three phase, and 220 volt commercial power source. Total power required for freezers is 4000 amps. The laboratory area should have access to both 110 and 220 volt power source to operate equipment. Loading Dock: The main storage area must have access to a loading dock to permit handling of large shipments. Facility cannot be located in an area subject to flooding. Security: The facility must have controlled access. An external secure area is required to protect repository external freezer compressors and back-up generators. The requirement is for special flex-light industrial space, inclusive of lab, generator, compressor, and office space. The Government is considering whether to expand at the existing location or to relocate to alternative space which can meet the entire space requirement. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s entire requirement for a 6 years 2 months five year term, as well as costs likely to be incurred through relocating, such as physical move cost, replication and duplication of existing tenant improvements and telecommunications infrastructure, non-productive agency downtime, rent payments on vacant space under existing lease or cost of buyout, etc. Please send expressions of interest to: Yolanda Robledo Metropolitan service center Public Building Service National Capital Region U.S. General Services Administration 1099 14th Street NW, Room 300E Washington, DC 20005 Telephone: (202) 208-0693 Fax: (202) 208-7841 Email: Yolanda.robledo@gsa.gov Expressions of Interest must be submitted to the above address by 5:00 pm on 06/11/09 and must include the following information: •Building name and address. •Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. •Date of space availability. •Method of rentable space measurement. •Building Ownership Information. •Amount of parking available on-site and its cost – include whether expected rental rate includes the cost of the required Government parking (if any). •List of building services provided. The Government’s ultimate decision regarding whether or not to relocate the entire requirement will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements and will therefore, not consider that potential offer
