Description
Federal Government Seeks to Acquire approximately 8,625 RSF ANSI/BOMA Solicitation Number: 9AZ2081 The Federal Government seeks to acquire approximately 8,625 RSF, yielding 7,500 USF ANSI/ BOMA Contacting Office Address: 401 West Washington St. Suite 170, SPC 25. Phoenix, AZ 85003-2146. The General Services Administration (GSA) is seeking to lease approximately 7,500 useable square feet of office and special use space along with thirty (30) on-site, reserved and secured parking spaces at Phoenix-Mesa Gateway Airport, Mesa, AZ. Space must be located On-Airport at Phoenix-Mesa Gateway Airport, Mesa, Arizona, and must provide direct and secure access to aircraft ramp, taxiway and runway. Occupancy is required March, 01, 2010 or earlier. Lease term is 10 years, 5 years firm. Space must meet the Federal Government's standards for fire / life safety; seismic; accessibility; security, and must not be located within a 100-year floodplain. Any offered buildings must be of sound and substantial construction. The space shall be altered to meet the Government’s requirements, shall have a fully serviced structure, shall be fully accessible in accordance with ABAAS standards, and shall conform to applicable Life Safety Performance Level of ICSSC RP 6 (seismic standards). Build-to-suit facilities will not be considered for this requirement. The direct and secure access to and use of aircraft ramp and taxiways is a determining factor during consideration of possible locations. The ramp area should be no less than four (4) acres. The ramp space must be able to accommodate three loading pits and overnight parking for up to 4 heavy airtankers for the time frame of April 27 until September 30th for each year. Ramp space must be able to accommodate aircraft of the following sizes: MAFFS C-130s J model, P-3 Orains, and P2V Neptunes. Other possible aircraft that may make use of the site include: DC-7s, DC-10s and a Boeing 747. The site should be able to allow for adequate accessibility for these types of aircrafts. Additional site requirements should include an adequate amount of space for a forest service 10’x 40’ storage unit to sit on site. The site should also supply a space for two retardant mixing tanks, as well as provide for overnight parking for five (5) single engine airtankers during fire season. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/ agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Expressions of interest should include building name and address, location of space, rentable square feet offered and asking rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, one-eighth inch scale drawing of space offered, on-airport site location and contact information for owner or authorized agent.
