UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Hazard, KY REQUIREMENT: The United States Government seeks to lease 8,952 Rentable Square Feet, yielding 7,784 ANSI BOMA sq.ft. of office and related use space. The Government requires a fully serviced lease. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: -North: Intersection of Hal Roger Parkway/59/80 and N KY Hwy.15 - Go north on 15 to and include Nascar Drive on left, and Harveyton Road on right /267 to Sixteen mile creek road/267 to Harveyton Lost Creek Rd. go right, to 1146, right to 1146/80 - North on 80 to and including Red Star Mt. Rd. - Turn Around - Head back toward 59/80 and 15. -West: Go SW on Hal Rogers Pkwy 59/80 - include Village Lane, Ridgeview Way, Independence Dr., Veterans Dr., and Dawahare Dr. - Follow SW to 80 take left go South on Combs Rd/80 back to N KY Hwy 15 - go straight across on to 1088; go North to Combs Lane. Roads on both sides of 1088 included. Back to Intersection of 1088,15/80, & 80. -East: Continue South on Hwy 15 - take Bus. KY 15 include Circle, go south on 476 (River Rd. NOT included) Elizabeth Drive, Turner Ave., Highland Ave. included. Stay South 476/Main St. - Includes cluster of streets adjoining N. Main to Chester St. (Does not include Oakhurst Ave.) Continue to E. Main to Christopher Rd. - Include Christopher Hill Rd. and Nappier Ridge Rd. to intersection of Christopher Rd/481 and S. KY Hwy. 15 -South: S KY Hwy. 15 / 451 - go North on Hwy 15, include Adams Ln., continue North including Bulldog Lane, continue North, Including Black Gold Blvd., Black Gold Ct., and Mountain Shadow Dr. back to intersection of 80/15/and 1088 including Cherokee Hills Rd. and Cherokee Hills Circle. REQUIRED: Thirty (30) fenced parking spaces are required for MSHA plus forty (40) general surface parking spaces. The fence shall be 6 ft. high with an automatic key card entry system. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. The space must be within the same building and contiguous on the same floor. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone. LEASE TERM: Term is for 10 years, with 5 years firm, with the Government having cancellation privileges after the 5th year on 60 days notice. Due to the regulatory nature of MSHA’s role over the mining industry, the Agency desires to avoid the appearance of any conflict with the industry, including being housed in facilities owned by a person or persons with an interest in the mining industry; thus a mine operator or mining business may not own 50 percent or more of the company or other entity owning the property to be leased. These entities are not invited to submit sites/buildings for this project. Any potential offeror who responds to the ad is required to submit a signed and dated statement indicating that he or she has NO more than 50% interest in the mining industry.
