Description
General Services Administration seeks to lease office and related space consisting of approximately 11,407 rentable square feet of office and related area in Medford. GSA is interested in considering alternative space if relocation is economically advantageous to the Government. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Other factors impacting the Government’s rights under a prospective lease, such as, the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. The offered space must meet Government requirements for Fire Safety, ABAAS, and ISC Requirements. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Space must be situated in Medford within a delineated area bounded as follows: Crater Lake Highway and Delta Waters on the North; Hillcrest Road and East Jackson Street on the South; Foothill Road on the East; and, I-5 on the West. Twenty (20) surface parking spaces are also required. A lease term of 10 years with a firm term of 5 years is sought. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, May 19, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
