Description
REQUIREMENT: The United States General Services Administration seeks to identify sources and receive information on available flex/warehouse space for the delineated area identified below. This requirement is for an existing expired lease. GSA is seeking approximately 18,350 contiguous rentable square feet yielding approximately 17,475 ANSI/BOMA usable square feet. The Government is considering whether to remain in its existing space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure and other related costs. LEASE TERM: The proposed lease is for five (5) years firm. LOCATION: All properties submitted to the Government must be located in the following delineated area of Springfield, VA: within a five (5) mile radius of the intersection located at Fullerton Road and Boudinot Drive in Springfield, VA. OCCUPANCY DATE: The occupancy date should be on or about October 1, 2009, but not later than March 31, 2010. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): • Building name/address and age • Location of space in the building and date of availability • One-eighth inch scale drawing of space offered • ANSI/BOMA defined general office usable square feet (“USF”) • Rentable Square Feet (“RSF”) offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance of $42.08/ANSI BOMA office area SF, meeting GSA’s standard building shell requirements. • Common Area Factor used to determine the RSF • Location, and number of parking spaces available to the Government • Date building will be ready for commencement of tenant improvements • Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: The General Services Administration (“GSA”) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
