Description
The Department of Veterans Affairs (VA) seeks to lease approximately 4,200 BOMA usable square feet of general office space to be used by the VA as a Vet Center. Space must be contiguous on one floor and be on the ground floor. Lease term up to 10 years, five (5) years firm with 180 day termination rights after initial firm term. Estimated occupancy date is September 2009. Space must be within the following delineated area: North: Soquel Road/Drive, Santa Cruz.; South: Monterey Bay; East: Airport Road, Watsonville; West: Morrisey Avenue, Santa Cruz; in the Santa Cruz County area located in Northern California. In addition to the rental consideration; the Government will also factor in tenant improvements, moving expenses and other related costs. Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, GSA, VA, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. Note: The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
