- Gulfport, MS Delineated Area REQUIREMENT: The U.S. Government is seeking to lease 7,152 ANSI/BOMA office area square feet of contiguous office and related space in Gulfport, Mississippi within the following delineated area: DELINEATED AREA: NORTH: Seaway Road EAST: Washington Road to Washington Avenue to Creosote Road SOUTH: Airport Road WEST: Three Rivers Road REQUIRED: Contiguous (same floor) space is required preferably on the first-floor; however space above the first will be considered. Fourteen (14) on-site secure parking spaces are required. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than November 1, 2010. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
