Description
REQUIREMENT: General Services Administration is interested in leasing approximately 4,049 rentable square feet of existing office space, which will yield a minimum of 3,353 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 3,521 ANSI/BOMA Office Area square feet. Employee and visitor parking should be in close proximity to the offered space. The space will be occupied by U.S. Probation. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous on one level without being split by a public corridor; located above the first floor and have the potential for an efficient layout. Space shall be located in a professional office setting. U. S. Probation cannot collocate with Federal law enforcement agencies. The Government requires a fully serviced lease. All services (including daytime janitorial service), janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the following boundaries: NORTH: Pine Street SOUTH: Stuart Street EAST: Quincy Street WEST: Washington Street OCCUPANCY REQUIRED: October 1, 2010 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
