Description
Knoxville Delineated Area The United States Government seeks to lease 17,641 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Knoxville, TN, within the following delineated area: North: Interstate 40/75 South: Highway 411/Route 35 East: Highway 441/Route 33/Route 71 West: Highway 321 The space offered must be contiguous on one floor and must not exceed at 3:1 length to width ratio. Column spacing must be not less than 20 feet center to center and the ceiling height should be a minimum of 10'6". In a multi-story building, the space must be lower than the 5 th floor. The lease term is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after the fifth year and must fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. Space must be ready for occupancy May 17, 2010. All expressions of interest must be submitted in writing by brokers/agents and must be accompanied by written evidence of authorization to represent the building's ownership. Subleases are not acceptable. Expressions of interest should include the following information at a minimum: Building name/address; Location of space in the building and date of availability; ANSI/BOMA defined office area/usable square feet (USF); Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; Stand-off distance of the building to the roadway; Name, address, telephone number, and email address of authorized contact; Cost per acre of land; Site Plans.
