Description
U. S. GOVERNMENT SEEKS OFFICE SPACE AND RELATED SPACE IN MONTGOMERY, ALABAMA PROJECT NUMBER: 8AL2109 AMOUNT:Approximately 33,429 ANSI/BOMI Office Area square feet and related space and one hundred nine (109) parking spaces and thirty-five (35) Client parking spaces. The above mentioned ANSI/BOMI office area square feet can be divided into seven (7) blocks of space according to the following listed below: USDA- National Agricultural Statistic Service (NASS): 5,431 usable USDA-Food and Nutrition Service (FNS): 932 usable USDA-Office of General Council (OGC):1,897 usable USDA- Office of Civil Rights (CR): 3,752 usable USDA-Rural Development (RD): 10,378 usable USDA- Farm Service Agency (FSA): 10,872 usable USDA-Food Safety Inspection Service (FSIS): 167 usable Parking must be in a well lit area with 24 hour access. The Square footage must be available for use by Tenant for personnel, furnishing, and equipment and does not have to be contiguous. LOCATION:First consideration will be given to Offerors within the Central Business Area (CBA) of Montgomery, AL. If no suitable space can be Found in the CBA, the following delineated area applies: Beginning at the intersection of Vaughn Road and Eastern Boulevard North bound- Atlanta Highway; East bound- Chantilly Parkway; South bound- Vaughn Road and West bound- Perry Hill Road REQUIRED:All services, supplies, utilities, partitioning are a requirement. Tenant alterations are to be provided as part of the rental consideration and the space must be Architectural Barriers Act Accessibility Standard (ABAAS) accessible. TERM:Lease term will be for ten (10) years, five (5) years firm with the Government having cancellation privileges in whole or in part with 120 days written notice OWNERS & AGENTS:Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
