- REQUIREMENT: The General Services Administration (GSA) is seeking a dedicated campus facility for a 215,459 rentable square foot office building along with 414 parking spaces (379 secured / reserved, 35 unsecured). A 100 foot setback from all roads and adjacent structures is preferred however lesser setbacks will be considered depending on configuration and the security mitigation measures which may be required. Built to suit offers on a site provided by the offeror or existing buildings offered must meet or be capable of meeting the following criteria: •Space to be occupied by mid 2012; •Provide two independent means of ingress and egress from site. •Have zoning that is compatible for Government’s proposed use, as shall adjacent properties. •Have no known zoning or other restricting ordinance that would unnecessarily restrict facility design. •Not be located within a 100 year flood plain or other geological or environmental impairments. •Meet seismic standards contained in “Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary”, ISSC RP 6, or be a candidate for retrofit to meet same; •Not have easements and location of underground utilities do not encroach on the secure portion of site. •Have no known underground structures or fuel tanks. •Be a modern building located within a conforming office development setting with prestigious appearance in a campus like atmosphere. •Have easy access to utilities cable TV and fiber optics, The location should be within an office development or other appropriate commercial setting with nearby public transportation and supporting amenities. •Have convenient access to major traffic arteries and to food service establishments and retail services. •Have convenient access to major freeways but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. This Federal Government client cannot be located near businesses or facilities deemed unacceptable for security purposes. LOCATION: To warrant consideration, the property must lie within the following boundaries: West:The Pacific Ocean North:San Francisco Bay East:San Francisco Bay South:The boundaries which define the southern city limits of the City of South San Francisco from San Francisco Bay, continuing west to Skyline Boulevard, to Sharp Park Road, to Highway 1, to Clarendon Road to the Pacific Ocean. A market survey will be conducted to inspect properties offered for consideration, and procurement will follow. Brokers or agents may represent the site owner, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the site. The Government reserves the right to amend the delineated area and/or building and site requirements. EXPRESSIONS OF INTEREST CONSISTENT WITH THE CRITERIA FROM PAGE ONE: Expressions of interest (from both building owners and development teams) can be submitted in letter form and should include documentation of ownership and information about the current zoning and condition of the property as follows: •Address and legal description of the property; •Identification of existing structures; •Location map; •Aerial photos (if available); •Prominent features; •Available amenities; •Detailed description of building setbacks per page 1 requirement; •Project photos; •Parking amenities; •Site Plan; The Government will make every effort to expedite the site selection. This advertisement is NOT a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
