- Delineated Area Map for Project #8TX2371 - Houston, TX SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 138,708 rentable square feet of contiguous office and related space, yielding 120,616 ANSI/BOMA Office area (formerly usable) square feet of contiguous existing modern office space. A minimum of 31 controlled-access, structured parking spaces are also required. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting. Space shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. A setback of 20 feet is required. The requested space must be fully serviced, and in a building capable of meeting, or being altered to meet, the Government’s mission needs, as well as its requirements for security, fire protection, life safety, handicapped accessibility, and LEED certification. UNIQUE REQUIREMENTS: It is preferred that office space be contiguous, and located on as few floors as practicable. Space must be located on the third floor or higher and have the potential for efficient layout. This includes minimum column spacing of 20 feet on center. Certain filing areas must have a minimum floor load of 150 pounds per square foot. Fire stairs requiring public access should be located outside Government space. A loading dock and freight elevator are required. Daytime cleaning is also required. Telephone and data cabling should follow an uninterrupted path from their point of entry into the building to the Government leased space. Cabling must be in sealed conduit wherever it passes through non-Government controlled space. LOCATION / DELINEATED AREA: The building offered must be located in Houston, TX, within the following delineated area: North: Congress St. East: Main St. South: Clay St. West: I-45 The building must be connected to the downtown tunnel system, and located within a reasonable walking distance of the federal courthouse. The tenant agency reserves the right to determine whether any building meets this requirement. LEASE TERM: The term is for 10 years, but may be extended at the Government's discretion. EXPRESSIONS OF INTEREST: Please include the following information: Building name and address; Floor plans of space offered; Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor; and Name, address, and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA, or its authorized broker representative.
