- U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST Requirement: The United States Government currently occupies office and related space in a building under lease in Cedar Rapids, IA that will be expiring. The Government is seeking to lease approximately 20,145 of contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 19,000 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for ten (10) years. The space must be available for occupancy by May 1, 2009.. The delineated area in Cedar Rapids is North: Boyson Road from Miller Road to Interstate 380; East: Interstate 380 from Boyson Road to 33rd Ave. SW; South: within 2 blocks north or south of 33rd Ave. SW from Interstate 380 to Edgewood Road; West: Edgewood Road from Boyson Road to 33rd Ave. SW. Other requirements applicable to this requirement include: •Easy access to Interstate highways; •Single occupancy locations are preferred; •30 secured surface parking spaces for official Government vehicles; •Mixed use locations containing office and warehouse/storage areas with dock access needed. The project will comply with the Interagency Security Committee-Security Standards for Leased Space which would require a 100-Foot set back for new construction, and a 20-foot set back for existing locations. This Government office shall not be located adjacent to, in close proximity and/or within residential areas, educational facilities, religious facilities, and/or retail facilities. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Please send expressions of interest referencing project # 8IA2089 to: Patrick G. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.
