Description
UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN FORT WAYNE, INDIANA The United States Government seeks to lease class ‘A’ office space in Fort Wayne, Indiana. The space offered must consist of approximately 3,450 rentable square feet yielding a minimum of 3,000 ANSI/BOMA usable square feet and a maximum of 3,300 ANSI/BOMA usable square feet. DESCRIPTION: Site must be located outside the 100-year flood plain. Preference will be given to space located on the second story or higher. Contiguous office space is preferred. For proposals of a newly constructed office building, a minimum 20-foot setback on all sides of the building, excluding right of ways and easements, is required. DELINIATED AREA: The proposed space must be located within the following delineated area: North:Superior South:West Brakenridge St, East Douglas Ave East:Lafayette St West:Fairfield Ave REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Twelve (12) on-site, reserved, secured parking spaces are required with the option to increase to seventeen (17) parking spaces over the term of the lease. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. In addition, the Government shall have the right to mount antennas on the roof of the building. LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after 5 years. ESTIMATED OCCUPANCY DATE: February 1, 2010 OWNERS/AGENTS: All expressions of interest submitted by brokers / agents must be accompanied by written evidence of authorization to represent the building’s ownership.
