Description
The United States Government seeks to lease Office and related space consisting of approximately 16,570 – 21,854 rentable square feet in an existing building in Sherman, Texas. The space should yield approximately 15,730 – 20,747 ANSI/BOMA Office Area square feet. Delineated Area: within two blocks of the Federal Courthouse, located at 101 East Pecan Street, Sherman, Texas 75090. The proposed lease is for up to 10 years, 10 years firm at the option of the Government and should be fully serviced. Space must be ready for occupancy no later than May 15, 2009. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. A minimum of 19 surface parking spaces is required. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. The lease is to be fully serviced, including janitorial service, utilities, etc. The property must have the ability to create a central public access control point at the entrance to the Government leased space where visitors are required to pass through a screening area containing a guard(s), a magnetometer, and/or X-ray equipment. Should the courtroom and judge's chambers be located on the ground floor and contain windows, the windows in these areas require bullet-resistant glazing (Insulgard Level II High Power Small Arms (XPSA) IC-221.5 Double Glazed System, or equivalent). These windows must be single vision; coated with a one-way film to prevent viewing from the outside of the building. This E-posting is pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act, Public Buildings Cooperative Use Act of 1976, and Executive Order 12072. Alternative space will be considered if economically advantageous to the Government including infrastructure, cost of moving, telecommunications, alterations, etc., when deciding whether it should relocate. No subleases will be considered. Buildings offered for consideration must be of sound and substantial construction. The offered space must meet Government requirements for Architectural Barriers Act Accessibility Standard (ABAAS) Requirements. The offered space must meet the most recent edition of the building and fire code of the local jurisdiction in which the building is located or NFPA 101, Life Safety Code, whichever is more stringent. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership. The offered space must have access 24 hours daily, 7 days a week, including holidays. Expressions of interest must be submitted in writing no later than 4:00 pm Central, March 2, 2009, and should include the following information: street address and building name, if applicable; square footage offered; name, address and phone number of individual to be contacted; and evidence of authority to represent the owner.
