Description
REQUIREMENT: The General Services Administration is seeking to lease 6,935-7,665 rentable square feet which should yield 6,200-6,500 ANSI/BOMA useable square feet of contiguous office or related space for the Census Bureau in Southwest Houston, TX together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: Offered space must be located in Congressional District 7 and within the area bounded by or fronting the following delineated area. The area in Southwest Houston, TX within the following boundaries or county: Starting in the NW corner at the intersection of Addicks Clodine Rd and I-10; East on I-10 to its intersection with I-610; South on I-610 to its intersection with US Hwy 59; West on US Hwy 59 to its intersection with Fountain View Dr; North on Fountain View Dr to its intersection with Winsome Ln; West on Winsome Ln to its intersection with Greenridge Dr; South on Greenridge Dr to its intersection with Fairdale Ln; West on Fairdale Ln to its intersection with Unity Dr; North, then west on Unity Dr to its intersection with Hillcroft St; South on Hillcroft St to its intersection with Westpark Dr; West on Westpark Dr to its intersection with Dunvale Rd; North on Dunvale Dr to its intersection with Richmond Ave; West on Richmond Ave to its intersection with S Gessner Rd; North on S Gessner Rd to its intersection with Westheimer Rd; West on Westheimer Rd to its intersection with Westheimer Pkwy; West on Westheimer Pkwy to its intersection with a “levee road”; North, then west on the “levee road” to its intersection with Addicks Clodine Rd; North on Addicks Clodine Rd to start. REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be “Full Service”; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. The Government’s leased space cannot be located in a building that also houses agencies with local, state, or federal law enforcement responsibilities, unless a waiver of this requirement is approved by the government For purposes of this solicitation, when streets are listed as boundaries, both sides of the street are considered. The only exception is when a side or section of the street falls outside Congressional District 7 for this area of consideration. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
