- REQUIREMENT: The General Services Administration ("GSA") currently leases 55,100 BOMA rentable square feet (brsf) of office space at 1250 Maryland Ave, Washington, DC (commercially known as the "Portals Building"). GSA intends to negotiate a five (5) year firm term succeeding lease with the Portals Building. However, GSA will consider relocating from the Portals Building, provided an offered space can meet the criteria within this announcement, including but not limited to the overall cost effectiveness of relocation costs, furniture, telecommunications and tenant improvements. The rentable square feet of offered space must yield a minimum of 49,170 ANSI/BOMA Office Area square feet for use of government personnel, furnishings and equipment. Offered space presented to the GSA must have office floor plates that are conducive to an efficient office space layout. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The GSA shall have access to the offered space 24 hours per day, 7 days per week. The offered space must be near inexpensive and moderately priced fast food and/or eat-in restaurants that are within walking distance. Other employee services such as retail shops, cleaners, and banks shall be located within ¼ mile. The offered space must meet GSA requirements for security, seismic, and fire protection and life safety and handicapped accessibility (ABAAS). LOCATION: Offered properties must be located in the Central Employment Area (CEA) of Washington D.C. LEASE TERM: Five (5) years firm. OCCUPANCY: Occupancy is required by January 1, 2010. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward your information by 5:00 pm EST, March 5, 2009. Expressions of interest should include the building name and address, location of the offered space in the building, the rentable square feet offered and the rental rate per rentable square foot (specifying services and utilities included), the ANSI/BOMA defined usable square feet, and the contact information for the owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
