Description
Requirement The United States Government currently occupies office and related space in a building under lease in New Windsor, New York, that will be expiring. The Government is seeking to lease approximately 3,866 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 3,276 contiguous ANSI/BOMA office area square feet (ABOAF). The lease term requirement is for five (5) years, three (3) years firm. The space must be available for occupancy by August 1, 2009. The delineated area is as follows: Starting clockwise at the North: At the intersection between Un-named Road and Perimeter Road, head southeast towards Circulation Drive, around the loop towards the southeast along 1st Street. Head southwest on 1st Street to the intersection of D Street and 1st Street and head southeast along D Street and towards the cusp of the bend heading northeast. Head directly southeast at the cusp (no road) until Route 207 is reached and head southwest Route 207 to W. Jackson Ave. Upon reaching W. Jackson Ave., head northwest and take the Unnamed Road West of West Jackson Ave. at the first intersection. Proceed North until Perimeter Road is reached. Other applicable requirements include: - Space must be contiguous on one floor; - Space should not be on the ground floor or top floor of any building, if possible. The contracting officer may choose to accept ground floor or top floor space at his/her discretion The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
