Description
REQUIREMENT This is a lease procurement for a class A building to house the USDA, APHIS, Plant Inspection Station within 5 miles of the Los Angeles International Airport Main Terminal, in a pre-existing building, a building currently under construction, or in a building to be constructed at a location accepted by USDA, APHIS. USDA plans to lease office and related space for 20 years, 10 years firm term. Requirements are to have contiguous 43,000 – 44,000 ANSI BOMA Office Area (previously “Useable”) square feet, with a minimum of 25,000 square feet located on the first floor, a minimum of 7 loading docks, a minimum of 45 onsite reserved parking spaces, and another 45 parking spaces shall be located either onsite or within two blocks of offered space. Building roads must be large enough to accommodate semis, large trucks and trailers arriving at the office and separate from public parking and public entrances. Roadways must also allow trucks and trailers to maneuver easily and turn around. Expected occupancy is approximately 180 days from lease award. TENANT United States Department of Agriculture, Animal and Plant Health Inspection Service The Animal and Plant Health Inspection Service (APHIS) Plant Inspection Station/Animal Import Center is a diversified facility that will include areas such as a methyl bromide fumigation room, treatment room, bird holding room, and administrative area. PROJECT USDA will conduct a two-phase procurement for the design/build/build-out/lease of the facility. In Phase 1, interested development teams will be required to submit experience and past performance information. In Phase 2, USDA will limit the number of the most highly qualified offerors that will be invited to submit design and price proposals. Tenant alterations are to be provided as part of the rental consideration. The space must meet the Federal Government’s requirements for fire protection and life safety, handicap accessibility, and security, among other standards.
