Description
Project Number: 8AZ2082-A The General Services Administration (GSA) is considering whether to expand at its current location and co-locate with the Forest Service or relocate to a different location. In making this decision, GSA will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. The General Services Administration (GSA) is seeking to lease approximately 14,130 ANSI/BOMA Office Area square feet of contiguous office and related space for the National Park Service in the Central Business Area of Flagstaff, AZ. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Regularly scheduled public transportation and/or employee parking within one (1) to three (3) blocks, sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within one (1) mile, and other employee services such as retail shops, cleaners, banks, etc. should be available within one (1) mile. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy May 2009. Seventy Five (75) on-site reserved parking spaces are required. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirement of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, must be altered or constructed to meet the Government’s requirements, and must be fully serviced. The building must also conform to the seismic requirements for the Seismic Evaluation of Buildings and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Term is 15 years, 5 years firm, with the government having cancellation privileges after 5 years.
