Description
The United States Government seeks to lease office space consisting of approximately 6,696 rentable square feet within the City Limits of Casper, Wyoming. The space should yield between 5,910 to 6,501 ANSI/BOMA office area square feet and eight (8) secured parking spaces are required onsite. The proposed lease is for 10 years, 5 years firm and should be fully serviced. The space will be used by the Department of Homeland Security's Immigration and Customs Enforcement (ICE) to house personnel, furnishings, and equipment. The space must be in an office or light industrial building and section of the city that is professional in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a 100 year flood plain. Offers for new construction will require the building to be set back from the street 20 feet. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. The Government seeks occupancy no later than Spring 2010. Interested parties should submit at a minimum the following information: 1. Building/subdivision/lot name and address 2. Rentable square feet, and rate per rentable square foot Indicate the size of the lot if offering a build to suit 3. Confirm ANSI/BOMA Method of Measurement, office area SF yield for available space by floor and building common area factor 4. Date space is available 5.
