The Department of Veterans Affairs SeeksExpressions of Interest for 18,520 Net Usable Square Feet of Clinic Space in Middletown, OH General Information Document type:Presolicitation Notice Solicitation Number: VA-101-09-RP-0067 Posted Date: February 4, 2009 Original Response Date: February 19, 2009 Current Response Date:February 19, 2009 Classification Code: X-Lease or rental of facilities Set Aside: N/A Contracting Office Address Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20005 Description: The Department of Veterans Affairs is seeking to lease 18,520 net usable square feet of clinic space in an existing space or build to suit. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space needs to be contiguous. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The property shall include 125 parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated area: On either side of the following highways, streets, and roads starting in the North at a line easterly from I-75 to the intersection of Moreland Road and Union Road, South on Union Road to the intersection of Union Road and Route 122, East on Route 122 to the intersection of Renaissance and Route 122, then West on Route 122 to the intersection of Route 122 and Union Road, South on Union Road to the intersection of Hendrickson Road and Union Road, West on Hendrickson Road to the intersection of Cincinnati Dayton Road and Hendrickson Road, North on Cincinnati Dayton Road to the intersection of Dixie Highway and Town Boulevard, directly East on a line ending at I-75 but including properties on Towne Boulevard and including properties within these boundaries. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 15 years firm as a full service lease. Availability: The estimated occupancy date is Fall 2009. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN FEBRUARY 19, 2009. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
