Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN RALEIGH, NC The United States Government seeks to lease class ‘A’ contiguous office space. The space offered must consist of approximately 39,422 rentable square feet yielding 34,280 ANSI/BOMA usable square feet in Raleigh, NC. Ninety-one (91) secure, surface parking spaces are required. New construction only will be considered and a fifty foot setback will be required. Public transportation must be within several blocks of the offered location. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: South: NC-55 & US-64 TO US-64 & US-1 TO US-1/I-440 & US-70/Glenwood Drive East: US-1/I-440 & US-70/Glenwood Drive TO US-70 & I-540 North: US-70 & I-540 TO NC-55 & I-540 West: I-540 & NC-55 TO US-64 & NC-55 The proposed lease is for fifteen years (15) years, ten (10) years firm, and should be fully serviced. The Government will have cancellation privileges after the 10th year. Space must be ready for occupancy no later than July 1, 2012. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis. The GSA Contracting Officer is Maria Dent, 404-562-2589.
