Description
DEPARTMENT OF VETERANS AFFAIRS (VA)COMPETITION FOR EXISTING LEASE LOCATION VA currently occupies 9,612 net usable square feet of space (NUSF) at 1524 McHenry Avenue in Modesto, California, as a community based outpatient clinic and seeks to occupy between 23,202 and 25,522 NUSF of space. The lease expires on July 31, 2011. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on no more than two contiguous floors, and provide between 23,202 and 25,522 NUSF of space. On-site parking for 125 vehicles is required. A lease for up to five (5) years with an additional five (5), one year options will be considered. Occupancy required by 12/31/09. To be considered, space must be within or bordering a delineated area as follows (both sides of boundary streets will be considered) and must be within a walkable half mile of an existing medical facility which provides emergency, lab and radiology services, and eating establishments: South: D Street from its intersection with 9th Street northeasterly to Burney Street, continuing to Scenic Drive and along Scenic Drive to Oakdale Road; East: Oakdale Road; North: Sylvan Avenue (which becomes Standiford Avenue) to Tully Road; West: Tully Road from Standiford Avenue continuing south to 9th Street and continuing southeast along 9th Street to D Street. Offerors must provide evidence that properties are outside the 100-year flood plain. VA staff will conduct a market survey of properties offered for lease.
