Description
REQUIREMENT: The United States Government desires to lease modern, quality office space consisting of approximately 19,983 rentable sq. ft within the city limits of Omaha, NE, and bound by the following delineated area: North: I-80 South:Route 370 East:Route 75/Fort Cook Road West:I-80 The space should yield a minimum 17,377 ANSI/BOMA Office Area sq. ft. The space must be fully serviced, including all utilities, janitorial, landscaping and snow removal services. Forty (40) on site parking spaces are required. The proposed lease is for fifteen (15) years, five (5) years firm. Space must be ready for occupancy no later than June 1, 2009. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by broker/agent must be accompanied by written evidence of their authorization to represent the building’s ownership. The space must have convenient interstate and local highway access and parking sufficient to cover official business needs of numerous visitors. A variety of moderately priced fast food and eat-in restaurants should be located nearby. The space should be located in a new or modern office building that projects a professional and aesthetically-pleasing appearance including an attractive facade and entranceway. If not a new or modern building, the space offered should be in a building that has undergone first-class restoration or adaptive reuse for office space with modern conveniences. The government agency requires access to the space 24 hours, 7 days a week. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle Americas, Inc.
