- U. S. GOVERNMENT SEEKS TO ACQUIRE A SITE IN SANTA ANA, CALIFORNIA The General Services Administration (GSA) is seeking expressions of interest from fee title property owners, or their duly authorized representatives, wishing to submit for consideration a parcel of land containing a minimum of 6.0 acres to a maximum of 8 buildable acres for a lease construction project. The expression of interest is for the SITE ONLY. The Government-will review and select the developer provided sites in the near future. The property must have convenient access to major freeways, but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. Sites should have adequate electrical power, sanitary sewer, water, telephone, cable TV and fiver optics available, or easily accessible. Zoning of adjacent properties and master planning of the general area should be compatible with the proposed project. Any property submitted for consideration must be relatively flat and located outside of any designated 100-year or 500-year floodplain. The property should not have any easements or rights-of-way encumbering the property that break up the buildable area. LOCATION: To warrant consideration, the property must lie within the following expanded boundaries: NORTH:Katella Avenue from Magnolia to the I-55 Freeway; SOUTH:Intersection of Jamboree Road and I-5 going SW to the 73 Toll Road; then West over to I-405; EASTI-55 Freeway, South to I-5 and Southeast to the intersection with Jamboree Rd.; and WESTThe intersection of I-405 and Magnolia, North to La Palma and then East to Katella. A market survey will be conducted to inspect the sites offered for consideration. Upon selection of the acceptable site(s), the GSA will conduct a procurement, and will ultimately select a development team. The GSA procurement (after lease award) will entail the design and construction of a facility for the U. S. Government under a leasehold interest consisting of an office building of approx. 102,065 RSF, and a separate secured, parking structure. EXPRESSIONS OF INTEREST: Site proposals must include the following information: 1.Location map; address; aerial photos (if available); Site Plan with size stated and showing legal description (if available); prominent features; access points; and any existing structures. 2.Land cost; 3.Ownership documentation and current zoning information. If the Offeror is not the Owner, the Offeror must provide a letter of authorization from the property owner; This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
