- REQUIREMENT: The General Services Administration ("GSA") currently leases 41,410 rentable square feet of office space at 2521 South Clark Street, Arlington, VA (commercially known as the "James Polk Building"). GSA intends to negotiate a five (5) year lease term with a three (3) year firm term succeeding lease with the James Polk Building. However, GSA will consider relocating from the James Polk Building, provided an offered space can meet the criteria within this announcement, including but not limited to the overall cost effectiveness of relocation costs, furniture, telecommunications and tenant improvements. The rentable square feet of offered space must yield a minimum of 36,487 ANSI/BOMA Office Area square feet for use of government personnel, furnishings and equipment, herein referred to as the "Offered Space". Offered Space presented to the GSA must have office floor plates that are conducive to an efficient office space layout. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The GSA shall have access to the Offered Space 24 hours per day, 7 days per week. The Offered Space must be within walking distance of inexpensive and moderately priced fast food and/or eat-in restaurants. Other employee services such as retail shops, cleaners, and banks shall be located within ¼ mile of the Offered Space. The Offered Space must meet GSA requirements for security, seismic, and fire protection and life safety and handicapped accessibility (ABAAS). LOCATION: Offered Space must be located within the following delineated area: North - Interstate 395 to Route 233 East - Route 233 to Route 120 South - Route 120 West - Interstate 395 LEASE TERM: Five (5) years with three (3) years firm. OCCUPANCY: Occupancy is required by May 1, 2009. EXPRESSIONS OF INTEREST: If you desire to submit a location for inspection, please forward your information by 5:00 pm EST, December 30, 2008. Expressions of interest should include the building name and address, location of the Offered Space in the building, the rentable square feet offered and the full service rental rate per rentable square foot (please specify the costs of all services and utilities within the full service rental rate above and beyond the base rental rate), the ANSI/BOMA defined usable square feet, and the contact information for the owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
