Description
United States Courthouse and Federal Building 230 N. 1st Ave. Phoenix, Arizona Project: USDA-NRCS Office Renovation Scope of Work The contractor shall provide all necessary material, labor, and supervision to renovate the USDA-NRCS office space on the 5th floor at the United States Courthouse & Federal Building located at 230 N. 1st Ave., Phoenix, AZ. 1.The contractor will demo the existing space according to the enclosed demo plan. The contractor will dispose of all unusable materials from the building. 2.The contractor will construct floor to ceiling drywall partitions according to enclosed drawing. The drywall partitions shall be constructed of 3 5/8 inch, 25 gauge metals studs. The walls shall be insulated. All interior doors shall have side lights that match existing. The contractor will reuse existing doors and frames if possible. All door sidelights shall have mini blinds that match building standard. 3.The contractor will furnish & install all necessary door hardware. 4.The contractor will repair walls where doors have been removed. The wall repairs will be smooth and match existing wall surfaces. 5.The contractor will re-wallpaper the south west end of the hall to cover the wall repair. The wallpaper will be installed from a natural break point to the end of the hall. The contractor will let GSA pick the wallpaper. 6.The contractor will install new carpet tiles and cove base. GSA will pick the carpet tiles and cove base. 7.The contractor shall repair and install where necessary new ceiling grid and ceiling tiles. They will match existing. 8.The contractor will reuse existing light fixtures and shall place light fixtures to meet building lighting standards. If any new light fixtures are needed the contractor shall be responsible for furnishing and installing them. The contractor will do all necessary re-wiring for the lighting fixtures to meet NEC codes. 9.The contractor will install new electrical and data outlets according to the New Electrical drawing that is enclosed. The contractor can reuse existing telephone and data lines if they are long enough. If the existing telephone lines are not long enough new lines shall be pulled to the nearest telephone closet. If the existing data lines are not long enough new data lines shall be pulled to the NRCS server room on the 5th floor. Telephone and data plates shall be installed on the data and telephone lines according to the Electrical plan. 10.The contractor will make all necessary alterations to the HVAC system to accommodate tenant comfort. At a minimum there will be at least one HVAC supply and return in every room. 11.The contractor will make all necessary changes to the sprinkler system to meet NFC codes. 12.The contractor will make all necessary changes to the fire alarm system to meet NFC codes. 13.The contractor shall keep the work areas neat and clean. 14.The contractor shall in no way interfere with the normal operations of the building or its tenants. Submit a Cost Breakdown sheet with the following: Labor hours, labor wage rates, material costs, G&A, and profit. Bids due 10/24/08 at 4:00pm at 401 W.
