Description
The United States Government seeks an office warehouse building. The building offered must a single-tenant building and consist of approximately 25,000 rentable square feet in the delineated area described below. The building should yield approximately 20,345 rentable square feet of warehouse space and approximately 4,655 rentable square feet of office space. The location must not be in the immediate vicinity of schools, residential zoning, railroad tracks or any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, or other similar uses. The entire perimeter of the facility must include dedicated parking spaces not less than five (5) and internal circulation shall be secured with a security fence. The entire facility shall be completely climate controlled and fully sprinkled. The building must meet requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. The office space must have a minimum ceiling height of 9 feet, 0 inches. The occupying agency must have access to the building 24 hours per day, 7 days per week, and 365 days per year. (The agency will control access to their leased premises, which includes securing vertical penetrations.) Potential offerors must be able to adhere to the following security guidelines: Warehouse Space Ceilings must be at least 18’ – 20’ minimum clear span. Facility must have cross-docking capabilities. The open bay area as well as the rollup doors and site circulation access shall be able to accommodate the height, width, length, and turning radius of a Tractor with a 55’ trailer. A separate (wash) bay shall be provided within the facility for vehicle wash off along with an associated sediment trap. Space must have 24-hr HVAC The proposed space must be located within the following delineated area: Should we provide a map? North:Intersection of Highway 380 and Highway 288 (Loop); Intersection of Highway 380 and Highway 289. East:Intersection of Highway 380 and Highway 289 continuing onto Loop 12; Intersection of Loop 12 and Mockingbird Lane. South:Intersection of Loop 12 and Mockingbird Lane; Intersection of Mockingbird Lane and Highway 183; Intersection of Highway 183 and Highway 121. West:Intersection of Highway 183 and Highway 121; Intersection of Highway 121 and Highway 114; Intersection of Highway 114 and Highway 26; Intersection of Highway 26 and Highway 121; Intersection of Highway 121 and Interstate I-35E; Intersection of Interstate I-35E and Highway 288; Intersection of Highway 288 and Highway 380. The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than June 1, 2009. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN OCTOBER 19, 2008 SHOULD INCLUDE THE FOLLOWING INFORMATION 1) Building name and address, and location of space in the building 2) ANSI/BOMA defined Office Area Square Feet 3) Rentable Square Feet offered 4) Number of parking spaces available on the premises. 5) Summary of how the building meets the occupying agency’s special security requirements. 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
