- United States Government Seeks Sources for Lease of Office and Related Space in Northern Virginia REQUIREMENT: The Government currently leases office, warehouse and related space in Springfield, Virginia. The lease is expiring and the Government plans to negotiate a succeeding lease at their current location for approximately 53,580 ANSI/BOMA rentable square feet (BRSF) of contiguous office, warehouse and related space. The Government is interested in considering alternative space if economically advantageous. The space must meet or be capable of being altered to meet the Government’s specifications, as well as current requirements for Fire and Life Safety and Handicapped Accessibility. The Government will consider the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. The Government will require a Tenant Improvement Allowance of $42.08 per ANSI/BOMA office area square foot, and parking must be available for use by Government Employees. LOCATION: The unique facility must be located in Virginia, within the following delineated area: Springfield, Virginia LEASE TERM: The proposed rental term shall be for five (5) years firm. OCCUPANCY: Space must be ready for occupancy by August 1, 2009. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1.) Building name, address, and age. 2.) Available square footage (ANSI/BOMA Office Area, rentable and usable). 3.) Schedule for completion and occupancy date. 4.) Rental rate information quotation per rentable square foot for a fully-serviced lease for a five (5) year firm term. 5.) Scaled floor plans (as-built) identifying offered space. 6.) Information on project and building ownership. 7.) Amount of parking available on-site and cost (clarify if rental rate includes required parking cost, if any).
