- REQUIREMENT: The U.S. Government is interested in leasing approximately 36,000 rentable square feet (yielding a minimum of 31,350 to a maximum of 32,920 ANSI/BOMA Office Area square feet) of office and ancillary space. The building must be located on a 7-10 acre site, within the delineated area below. The building offered must be professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. UNIQUE REQUIREMENT: Unique requirements for this facility include, but are not limited to: -Helipad -Above-ground fueling station -Kennels -Structured parking LEASE TERM: Twenty (20) Years, FIFTEEN (15) years firm term. DELINEATED AREA: Niagara Falls, NY as described by the area below: Western Boundary: Robert Moses State Parkway Southern Boundary: Robert Moses State Parkway easterly to Buffalo Avenue to River Road Eastern Boundary: Williams Road to Niagara Falls Boulevard easterly; to Walmore Road; continuing north to Upper Mountain Road easterly; to Black Nose Spring Road which becomes Dickersonville Road. Northern Boundary: Route 18 (Seaway Trail) to Robert Moses State Parkway EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 29, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building/site name and address 2) Legal description of property and boundaries 3) One-eighth inch scale drawing of space offered, and site plan of offered lot and adjacent lots 4) Ownership information of building/site 5) Proposed developer of building, if applicable 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
