- U.S. GOVERNMENT seeks to lease approximately 21,423 BOMA rentable square feet (yielding at least 18,133 BOMA OFFICE AREA SQUARE FEET) of office space in Arlington, VA within a specific delineated area as described below. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS. OCCUPANCY: No later than June 1, 2009 LEASE TERM: Ten (10) Years. DELINEATED AREA: (Map available upon request) The delineated are is bounded by: the east side of North King Street, The north side of I-395, The east side of South Walter Reed Drive, and The south side of South Four Mile Run Drive. MINIMUM REQUIREMENTS: 1. Offered space must be contiguous and must be located on a single floor; 2. Lessor shall provide a minimum of 12 pairs of single mode fiber dedicated to the USPTO, from the offered site to the USPTO campus in Alexandria, VA. All fiber must be buried with no aerial fiber allowed. The offer shall provide 4” metal conduits dedicated to the USPTO from the street to the designated USPTO MDF at the offers site. 3. Offerors must provide shuttle service between the building and the nearest Metrorail station. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 23, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building; 2) One-eighth inch scale drawing of space offered; 3) ANSI/BOMA defined Office Area Square Feet (BOASF) offered; 4) Rentable Square Feet offered; 5) Percentage Common Area Factor used to determine rentable square feet; 6) Anticipated rental rate per RSF (inclusive of a standard GSA warm lit shell and a tenant improvement allowance of $38.30 per BOASF); 7) Date space will be available for commencement of tenant improvements; 8) Number of parking spaces available on the premises; and 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
