Description
The United States Government seeks to lease office space consisting of approximately 6,270 – 6,930 rentable square feet in St. Louis County South and St. Louis, MO within the following delineated area: Northern boundary: Euclid Ave, N Elm Ave, Newport Ave, N Bompart Ave, Sunnyside Ave, Old Orchard Ave, Big Ben Blvd, Murdoch Ave, I-44, Laclede State Rd, Big Ben Blvd, Shrewsbury Ave, I-44, Chouteau Ave, S Wharf St, MacArthur Bridge; Eastern boundary: Mississippi River; Southern boundary: St. Louis County line; Western boundary: I-55, Butler Hill Rd, Lemay Ferry Rd, I-255, I-270, Von Talge Rd, Lindbergh Blvd, Tesson Ferry Rd, Concord Village Ave, Lindbergh Blvd, Baptist Church Rd, Three Court Dr, Pickwick Dr, Mallory Dr, Gail Court, Lavinia Dr, Musick Rd, Gravios Rd, Laclede Station Rd, Rock Hill Rd, General Grant Ln, Watson Rd, US Hwy 61, Floralea Pl, Lynstone Pl, Rayburn Ave, Spellman Ave, Pinellas Dr, Acorn Dr, Oakridge Ave, Sessions Ave, S Holmes Ave, Bishops Gate Ln, Spellman Ave, Saratoga St, Milwaukee St, Bishops Gate Ln, Harrison Ave, W Rose Hill Ave, US Hwy 61, I-44, Orleans St, Attucks Ave, Bishops Gate Ln, S Harrison Ave, W Rose Hill Ave, US Hwy 61, W Jefferson Ave, S Taylor Ave, E Argonne Dr, Park Ave, W Lockwood Ave, S Berry Rd, Hollywood Pl, W Lockwood Ave, Rock Hill Rd. The space is required for 16 Months (12 Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield approximately 5,650 – 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Equis.
