- REQUIREMENT: General Services Administration is interested in leasing 25,742 rentable square feet of office and related space, which will yield a minimum of 22,385 ANSI/BOMA occupiable office area square feet. The space will be occupied by the Military Entrance Processing Command. LEASE TERM: 15 years, 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous without being split by a public corridor and have potential for an efficient layout. For multi-story buildings, the space must be located lower than the fifth floor. Column spacing shall be no less than 20 ft. on center and the finished ceiling height must be a minimum of 10 ft. 6 in. throughout the space. The Government requires a fully serviced lease including three (3) on-site structured reserved parking spaces and 55 surface parking spaces. Buildings that include underground parking will not be considered. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The building is required to meet a minimum 148 ft. setback from the controlled perimeter to the facade of the building. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The building must be located on a primary or major secondary street with convenient access to major highway arteries. In addition, the space shall be located in a prime commercial office district or office park with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Regularly scheduled (throughout the day) public transportation must be available within two (2) blocks from the building entrance. LOCATION: Offered properties must be located in Salt Lake City, Utah within the following boundaries: NORTH: I-80 to West N. Temple EAST: S State Street (Hwy 89) SOUTH: W 45th S to W 47th S WEST: S 56th West (Rte. 172) EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
