- UNITED STATES GOVERNMENT General Services Administration Seeks Leased Office Space The Federal Mediation and Conciliation Service seeks to lease approximately 1,150-1,265 Rentable Square Feet (RSF) of office space. The usable square footage (USF) must be within the range of 1,000-1,100 USF using a 1.15% common area factor. The site must be located outside the 100-year flood plain. Term is for ten (10) years, five (5) years firm. The targeted occupancy date is October 1, 2009. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The space will be located within the following delineated area: North: East Thompson Road East: South Five Points Road South: 950 North Road/S. W. Main Street West: US Highway 31 The space must have convenient interstate and local highway access with one (1) inside parking space provided and additional parking available that is sufficient to cover the official business needs of numerous visitors. The offered space should be located in a new or modern office building with the capability of being configured for effective and efficient layouts. Offered space must meet Government requirements for fire, life safety, and handicapped accessibility. Twenty-four hour access is required for employees. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
