Description
REQUIREMENT: The General Services Administration is seeking to lease 5,700-6,300 rentable square feet of contiguous office and related space for the Census Bureau in Joliet, Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Joliet, Illinois within the following boundaries: NORTH BOUNDARY: From Rte. I-55, Exit Renwick Rd. west to County Line Rd, Head south on County Line Rd. to Theodore Rd., Head east on Therodore Rd. to State Rte. 59, south on Rte 59, which turns into I-55. Continue south to W. Eames St. head northwest on W. Eames St. to Brandon Rd., Head south on S. Brandon Rd. to Sweitzer Rd., travel east on Sweitzer Rd. to State Rte 53, Head North to Rte. 30 which heads northwest and turns into Plainfield Rd. and continue northwest to Renwick Rd; EAST BOUNDARY: From Rte. 80 Westbound, exit at Rte. 30 West to Rte. 53 to State Rte 7, Head west on Rte. 7 which turns into Renwick Rd., continue to County Line Rd. S., head south on County Line Rd. Theodore Rd. to State Rte. 59, which turns into I-55. Continue south to W. Eames St. head northwest on W. Eames St. to Brandon Rd., head south on south Brandon Rd. to Sweitzer Rd., travel east on Seitzer Rd. to State Rte. 53; SOUTH BOUNDARY: From Rte. 80 Westbound, exit at Rte. 30 west to Rte. 53, north on Rte. 53 to State Rte. 7, head west on Rte. 7 which turns into Renwick Rd., continue to County Line Rd. South, head south on County Line Rd. to Theodore Rd., head east on Theodore Rd. to State Rte. 59, south on Rte. 59 which turns into I-55, continue south to W. Eames St., head northwest on W. Eames St. to Brandon Rd., head south on S. Brandon Rd. to Sweitzer Rd., travel east on Sweitzer Rd to State Rte. 53; WEST BOUNDARY: From Rte. 55, exit at Rte. 52 east, continue east to S. County Line Rd., head north on S. County Line Rd. to Renwick Rd. to W. Lincoln Hwy which turns into Plainfield Rd/Rte. 30, continue to Rte. 53 South to Sweitzer Rd., head east to S. Brandon Rd. north to US Hwy 6, turn Southwest onto Eames St. continue to Rte I-55, north on I-55 to Theodore Rd. head west on Theodore Rd to County Line Rd. *NOTE: All to be located within the 11th Illinois US Congressional District REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be "Full Service;" all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
