- REQUIREMENT: The United States Government's lease is expiring and the General Services Administration is interested in leasing approximately 5,942 rentable square feet (RSF) to yield approximately 5,167 ANSI/BOMA square feet of contiguous office space in Cookeville, Tennessee, along with 5 parking spaces. Offered space must be fully serviced and located in a prime commercial office district capable of being altered or constructed to meet the Government's specifications. Site must be located outside the 100-year flood plain. Sub-leases are not acceptable. The government is interested in considering alternative space if economically advantageous. Prospective offers will be weighted taking into account cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Other factors impacting the Government's rights under a prospective lease, such as, the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term when deciding whether it should relocate. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Adequate parking should be available within a 2-block radius. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. OCCUPANCY: Space should be ready for occupancy by January 9, 2009. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. DELINEATED AREA: City of Cookville, Tenessee. Expressions of interest must be submitted in writing and should include the following information: address/location of site, square footage, name, address, telephone number and email address of individual to be contacted, name of recorded owner, and evidence of authority to represent the owner. All expressions of interest must be received by September 1, 2008.
