Description
UNITED STATES GOVERNMENT Seeks to Lease Warehouse Space in the following areas: Springfield, Franconia, Newington, Alexandria, VA REQUIREMENT: The United States Government (Government) is seeking expressions of interest from potential sources for warehouse and related space. The space must yield approximately 32,910 useable square feet (USF) which yields 30,000 USF of warehouse space and 2,910 USF of office space of contiguous space. It is preferred that the entire space be fenced in. Access to 10 reserved parking spaces for Government vehicles and up to an additional 30 parking spaces for employee parking is required. The ceiling clear height should be at least 20 feet. A minimum of three truck height loading docks is required and one ground level loading dock is preferred. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Space must be located within the following delineated area: Within a 10 mile radius from the intersection of Boston Boulevard and Fullerton Road. The anticipated term is 10 yrs with cancellation rights after the fifth lease year upon six months notice. The lease should be fully serviced (warm-lit shell). The estimated occupancy date is March 8, 2009. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal, State, and local codes requirements including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address •Location of space in the building and date it will be available •One-eighth inch scale drawing of space offered •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included •Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
