- REQUIREMENT: The General Services Administration is seeking to lease 6,270 RSF - 6,930 RSF rentable square feet which should yield 5,650 USF - 5,800 USF usable square feet of contiguous office or related space for the Census Bureau in Cocoa together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Cocoa, Florida within the following boundaries or county, to be located in Congressional District 15: Within Brevard county and including part of Cocoa city and portions of other incorporated and unincorporated areas. The southern AOC boundary begins at the intersection of State Hwy 404 and the Banana River and continues west along State Hwy 404 to N Wickham Road (including the land area between Indian and Banana Rivers). Follow N Wickham Road north and west, then northwest on I-95, then east on State Hwy 520 and east on Lake Drive, then north on State Hwy 501, then northeast on Coquina Drive to the Indian River. The aforementioned land area between Indian and Banana Rivers is bounded by State Hwy 404 to the south and W Merritt Ave/E Merritt Ave to the north. Another AOC is bounded by Sykes Creek, Barge Canal and Banana River. The AOC containing Cape Canaveral and Cocoa Beach is bounded by 35th Street to the south and Barge Canal to the north. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
