- REQUIREMENT: The U.S. Government is seeking to lease approximately 27,370 rentable square feet yielding 23,800 ANSI/BOMA office area square feet of contiguous office and related space in Atlanta, Georgia. Lease term is ten (10) years, five (5) years firm. Space must be located between the third and seventh floors; ground and top floors are not acceptable. Site must be located outside the 100-year flood plain. The space must be located in Atlanta, GA, specifically within the following boundaries: Within ½ mile of the area bounded by the following roads: Windy Hill Road as the northern boundary Cumberland Boulevard/ Akers Mill Road as the southern boundary Cobb Parkway (Hwy 41) to Cumberland Boulevard as the western boundary Powers Ferry Road to Northside Drive as the eastern boundary Ninety-Three (93) secured parking spaces are required as part of the lease for official government vehicles. Secured parking adjacent to the building is preferred. All services, utilities and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility. Space must be located in a commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space must be ready for occupancy no later than August 29, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, July 31, 2008.
