- DEPARTMENT OF VETERANS AFFAIRS (VA)DESIRES TO ACQUIRE AN ASSIGNABLE SITE OPTION FOR TWENTY TO THIRTY-FIVE (20-35) ACRES FOR CONSTRUCTION OF A LEASED OUTPATIENT CLINIC IN AUSTIN, TX REQUIREMENT: VA is seeking expressions of interest from fee title property owners, or their duly authorized representatives, willing to execute a no cost, assignable option to purchase a site, or an assemblage of sites, or to obtain a donated site, containing twenty to thirty-five acres of land capable of accommodating a two-story 185,882 net usable square foot building with 1,200 parking spaces. The expressions of interest are for the site only. Upon selection of the site and execution of the assignable purchase option, VA will conduct a procurement and select a developer. VA will assign the purchase option to the developer to purchase the optioned site, the developer will construct and lease back to VA a medical office building for up to 20 years. LOCATION: The offered site must be in Austin, TX and within the following boundaries: North: U.S. 290 and State 2222; West: Loop 360, Lake Austin, Town Lake, S. Mo-Pac Expressway; South: West Slaughter Ln., East Slaugher Ln., Brandt Rd., Bluff Springs Rd., Nuchols Crossing Rd., Thaxton Rd., Sassman Rd.; East: 1625, State 183. VA reserves the right to amend the delineated area and/or site requirements. EXPRESSIONS OF INTEREST: Brokers and/or agents may represent the site owner, but sites submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the site. Interests should include documentation of ownership, and if at all possible: current and/or proposed zoning; location map, address, aerial photos, graphic and legal descriptions; environmental or other assessments; availability of utilities and services; and evidence that the site is outside the 100-year flood plain and contains no wetlands. Sites with environmental issues will not be accepted. A market survey of offered properties will be conducted by VA. Interested offerors should submit their sites to Carpenter/Robbins Commercial Real Estate Inc., by mail, fax, or e-mail no later than 5:00 p.m. PST on July 31, 2008.
