Description
REQUIREMENT: The United States Government seeks to lease approximately 8,236 Rentable Square Feet of space to yield 7,240 Usable Square Feet (USF) of space. The site must be located outside the 100-year flood plain. Space must be contiguous and preferably located on the second (2nd) floor or above. Public transportation and parking must be available within 3 blocks of the building. DELINEATED AREA: The space will be located within the following delineated area: EAST: Route 232 aka Huntington Pike to Oxford Ave. SOUTH: Route 73 to Township Line Road to Washington Lane WEST: Ogontz Ave to Route 309 to Bethlehem Pike NORTH: Country Line Road REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. On-site, reserved parking shall be provided for 16 official vehicles with the capability to provide an additional 2 parking spaces over the lease term. Facilities that provide open/general public parking below a facility proposed for the tenant will not be considered. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The space shall be utilized by a law enforcement agency. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after 10 years.
