- Description
- A United States Government lease of approximately 20,000 ANSI/BOMA Office Area (Usable) Square Feet of office and special purpose space in the Central Business Area of Portland, Maine, is expiring and the Government is seeking expressions of interest from potential Lessors for alternate locations to be considered if economically advantageous. The space must be located within the boundaries of Cumberland Avenue, Franklin Arterial, Commercial Street and High Street, and must be contiguous on one level in a modern office building or an office building rehabilitated for modern use. If the space is not located on the first floor, it must be served by a minimum of two elevators. The building and the space must meet the all Government Fire & Life Safety and Security Requirements as well as Handicap Accessibility in accordance with ADA/ABAAS. A minimum of 43 parking spaces are required, 35 covered and 8 non-covered, all within an easy walking distance of the building. The lease term will be for 10 years, 5 years firm. The Government will consider the cost of moving, alterations, telecommunications, etc., when deciding whether to relocate. Expressions of interest should be made to the authorized contact noted herein no later than June 11, 2008, and must contain the following information at a minimum: building name, address and location of space within the building; ANSI/BOMA defined square footage to be offered and Common Area Factor used to determine Rentable Square Footage (RSF), the Rental rate per RSF Gross (including all services and utilities), date of availability of occupancy, number and location of parking spaces included, and name address, telephone and email address of authorized contact. Submission by an individual other than the owner of the property must be accompanied by a letter from the ownership granting permission to offer the space.
